Hames Sharley is delighted to announce JDAP approval for Bode’s residential development in the Ocean Mia Precinct in City Beach.
The new ‘build-to-sell’ development will comprise of two buildings of four- and six-storeys, together totalling 31 apartments offering one, two- and three-bedroom configurations separated by a large, landscaped central courtyard offering lush greenery.
Both buildings are freehold and celebrate an iconic location in City Beach, four minutes to the Indian Ocean and world-leading beaches. The area is an established residential, parkland and recreational suburb just 10km from Perth City.
“We are looking forward to delivering a beautiful asset between bushland and ocean, with strong benefits for the whole City Beach community,” says Hames Sharley Associate Director, Tim Boekhoorn.
The simple elegance of the building will compliment the existing amenity of City Beach rather than duplicating it, allowing residents to access the green spaces of Bold Park and Wembley Golf Course, nearby eateries, and the Empire Village Shopping Mall close by.
Material selections are drawn from the immediate landscape, aiming to reflect and resonate with the coastal and parkland surroundings. This contextual sensitivity is not only aesthetic but also anchors the development meaningfully within its environment. The interior palette continues this dialogue, serving as a natural extension of the exterior materiality—engaging, tactile, and deeply connected to place. It brings the outside in, reinforcing a sense of belonging and spatial harmony throughout each residence.
In essence, this project is a contemporary response to its coastal setting—a finely scaled residential community that balances openness with intimacy, architectural clarity with natural warmth, and private retreat with shared experience.
